The Real Estate Investments and Asset Management team is looking for a Senior Director, Real Estate Investments and Asset Management. In collaboration with various teams throughout the organization, your principal mission will be to achieve an optimal return by enhancing the value of iA Financial Group’s real estate assets, all while remaining consistent with the group's strategic plan. You will be responsible for investment transactions (real estate acquisitions, provisions and development) within the Quebec and Ontario markets. More specifically, you will be responsible for executing detailed financial analyses and leading various negotiations surrounding the above-mentioned transactions :

Investment Component

  • Supervise detailed financial analyses and recommend investment transactions (acquisitions/provisions/development) that are consistent with the business plan

  • Help collect information relating to investment transactions from various internal and external stakeholders

  • Lead legal agreement negotiations with external investor partners and property managers

  • Lead negotiations with the legal advisors of various parties regarding the terms of major transactions

  • Coordinate and actively participate in the due diligence and closing of transactions processes

  • Coordinate the preparation of documents introducing the company’s Investment Committee and/or Board of Directors

Asset Management Component

  • Work with property managers to ensure the continued performance of assets and approve any recommendations that will enhance their value, including leasing offers, repositioning or development projects, capital expenditures, etc., all while remaining consistent with the specific business plans of each asset for which you are responsible

  • Analyze and revise annual operating and capital budgets, business plans for each asset and action plans resulting from recommendations

  • Analyze monthly/quarterly financial management reports and make appropriate recommendations to reduce unfavourable variances in real estate asset performance

  • Manage and provide leadership in partner relations in order to uphold the group’s interests and various investment conventions and to keep our and our partners’ interests aligned

  • With our property managers, perform financial tracking for various development, redevelopment and major capital expenditure projects and analyze their impacts on global profitability and asset performance

  • Revise market value appraisal reports for various assets and advise on their findings

  • Coordinate the strategic review of each property and make appropriate recommendations (future positioning and prospects)

Portfolio Management Component

  • Contribute to the development and implementation of an investment strategy for the entire real estate portfolio

  • Follow the real estate market indicators and macroeconomic forecasts that may affect the portfolio and advise accordingly

  • Help, as required, produce various quarterly and annual real estate reports for the entire real estate portfolio

Other Components

  • Cultivate a network of actors in the real estate field and stay abreast of the latest market trends and the evolution of the general investment environment

  • Collaborate with iA Financial Group’s various corporate sector stakeholders on files regarding regulation, etc.

  • Supervise personnel (analysts/managers)

Requirements:

  • Bachelor’s degree in Finance, Accounting, Urban and Real Estate Planning or another relevant field

  • Minimum of seven years of experience in asset transactions and management

  • Excellent command of French and English (oral and written) for frequent interaction with internal French- and English-speaking colleagues and partners across Canada

  • Excellent knowledge of Office Suite (especially Excel)

  • Excellent knowledge of Argus software

  • Designated Certified Appraiser (an asset)

  • Knowledge of the institutional real estate sector (an asset)
